The prominent nature of the site, located on Regent Road at the northern gateway to the City, demanded a high quality landmark design solution for a mixed use residential and commercial scheme.
Hodder Associates were selected as architects for the project following a limited design competition.
The mixed use scheme comprises 270 apartments, 129 serviced apartments, 3,100sqm net office space and 600sqm net retail space.
The design consists of two main elements fronting Regent Road and Water Street, ‘hinged’ by a tower at the intersection. Serviced apartments sit over the commercial element of the scheme, fronting Regent Road. The block fronting Water Street reduces in height from the tower element, to address the scale of existing buildings to the south of the site. A mixture of one and two bed apartments are accommodated in the tower and front Water Street. The layout of the building elements on the site forms a landscaped courtyard facing towards the River Irwell to the Western boundary of the site.
