A competition winning proposal for 110,400 square foot office building plus10,500 square foot retail for Argent Estates.
The building is one of six within the masterplan for Piccadilly Place, a significant new development on the site to the front of Piccadilly Station, Manchester. It sits over three levels of car parking and defines a new public square to the east. It comprises retail space on the ground floor and seven upper floors of office accommodation. The building defines the east edge of Aytoun Street at the significant ‘elbow’ to Piccadilly Gardens where it engages with the Metro link.
Architecturally, three cores allow subdivision of each floor plate whilst forming urban ‘nodes’ to the end of Mynshulll Street, when viewed from Piccadilly Gardens. The composition of the elevations recognises the vertical organisation of the building whilst the detail fenestration responds to the orientation and reduces the cooling load.
It is anticipated that the building will be constructed to Category A fit-out for £ 135/sq ft net.
